| Project Synopsis: Challenge/Opportunity | Opening in 2018, Leven has developed into a hustling, daytime focussed (lunch) restaurant. Located in what was a very sleepy, area of Denver, Leven proved ability to pull significant crowds to our neighborhood; a trend which caught the attention of local and national real estate developers. After reaching about $3M in annual sales, it became obvious we needed more space to meet demand. We have since subleased an additional 2,500 square feet, but are quickly outgrowing that space as well. Due to those factors, we have been considering two different opportunities to grow our brand.
The first option we would like to explore is to build a larger bakery space and production facility in while also building retail deli outlets. If we are going to finance the development of the bakery and production facility, we would like to explore the viability of doubling down on the functionality and or ability to earn revenue through additional revenue streams. Additional revenue streams which seem logical are demising and leasing a portion of the space to outside tenancy. Alternatively, we think there may be advantages to building in event venue amenities into the same space in order to grow our ability to host private events. We also believe that if we were to finance this growth, we would need to open at least two additional retail outlets, similar to our current deli space in order to offset occupancy costs of the bakery facility. As you can see, there are lots of variables involved with this plan for growth which we would like assistance with exploring in writing. The second viable option for growth is a bit more involved, but may yield additional potential upside. Reimagine Leven into a larger footprint, into a facility and layout which would meet our internal operational needs while also providing a valuable destination for markets of employees who Work from Home, Work in a Flex Capacity or Work Remotely. Think We Work meets Whole Foods, with a full service restaurant attached. | Project Synopsis: Activities/Actions Required | We like to cook from scratch, and feel that is a competitive advantage. But, at 2,500 square feet (90 seats), while baking all of our breads in house and smoking all our meats, we quickly outgrew our space. Eighteen months ago, we began subleasing bakery space to gain access to larger scale equipment and gain access to additional space (about another 2,500 square feet). We are now on the verge of outgrowing that space; in order to meet demand, the deli requires 80-100 loaves of Sourdough and 80 - 100 loaves of Rye bread a day. At 15 inch loaves, we now need to complete 3 deliveries every day due to volume restrictions. |
| Project Synopsis: Expected Results | Leven was built and founded upon three governing principles; 1). Ability to pay all employees higher wages (what we call a 'thrivable' wage). 2). Never be open too late (we say, 'you should be able to be in bed by 10:00 pm') and 3). Provide teammates with career opportunities and development (we promote from within with a track to earn a healthy six figure salary).
